    关于要不要在上海买房的问题

    房价是大家都关心的问题, 对于这种个体无法控制的社会行为,我们是应该倾听内心的声音: "会降的,肯定会降的." 还是面对残酷的现实. 这一点是自诩为聪明的我们应该好好反思的. 不要去听那些所谓经济学家的官方言论,他们除了维护既得利益者们的权益外实在不会做出什么有价值的事. 还是让数据说话吧. 我收集了一下上海2002年以来人均GDP等数据,不一定很准,但肯定比所谓经济学家的言论更有指导意义.

    GDP与房价的比值,有人统计正常范围是3.5至5.5,所以结论是不言而喻的。

    反正房子涨不算通胀,然后。。。

    如果我们国家人民收入按高斯分布的话,这个人均GDP比较合理,否则应该去掉那个7%的outliers然后再按高斯分布假设来算平均GDP。看着那个7万多的人均GDP都觉得可笑。分析数据不用真实分布算出来的数据有什么意义。我们国家的好多经济学家专门是用来煽动不知真相的老百姓的。谁在炒房价炒股市?大量的国外资金(美国欧洲经济低迷,就来炒中国的)以及国内的炒家,利用国家刺激经济的贷款不去搞实业都投到房市股市上了,当然既得利益者更不希望调整,房市股市可是赚大钱的。

    这个平均房价不是历年累计的。不过房子可能是过去的,交易发生在当年。
    那个家庭人均可支配收入确实没有什么意义,所以只是列了出来。看得还是GDP和房价的关系。如果按GDP算,平均房价21000是正常的。

    某些部门公布的“人均可支配收入”不太具备参考意义,比如刚刚公布的说今年上半年比去年同期已经增长11%+,我们已经远远落伍了。
